What we collect

The only personal information this website collects is what you choose to send us through the contact form:

• Your name, email address, and phone number
• The address of the property you are asking about
• Anything you write in the message field

This website does not set cookies, does not run advertising trackers, and does not build profiles of visitors. We use Cloudflare Web Analytics to count page views. It works without cookies, does not fingerprint your device, and does not collect personal information; it tells us how many people viewed each page and which site referred them. Our web host keeps standard server logs (such as IP address, browser type, and pages requested) for security and to keep the site running. We do not use those logs to identify individual visitors.

How we use it

We use the information you send us to:

• Respond to your inquiry and prepare a rental analysis if you asked for one
• Follow up about property management services you expressed interest in
• Keep a record of our correspondence

We do not sell your information, and we do not share it with anyone for their own marketing. We will not add you to a newsletter or mailing list without asking.

Who else sees it

Contact form submissions are processed and stored by our website host, Netlify, and delivered to our team by email. Netlify handles that data on our behalf under its own privacy policy and does not use it for any other purpose. Beyond that, we share your information only when the law requires it or when you ask us to.

Third-party services on this site

Some parts of this website are provided by outside companies, and anything you enter into them goes to that company under its own privacy policy, not ours:

• RentEngine powers the rental listings on our Available Rentals page and the free rent comparison tool on our Pricing page. Applications, showing requests, and addresses you enter there are collected by RentEngine.
• AppFolio operates the tenant and owner portals linked from this site. Portal accounts, payments, and maintenance requests are handled by AppFolio.

We encourage you to read those companies' privacy policies before entering information into their tools.

How long we keep it

We keep contact form submissions for as long as we need them to respond to you and to keep a record of our correspondence, and we delete them when they are no longer needed. If you become a client, information about your account is governed by your management agreement and by California record-keeping requirements for real estate brokers.

Your choices and rights

You can ask us at any time what information we hold about you, ask us to correct it, or ask us to delete it. California residents have these rights under state privacy law, and we extend them to everyone. To make a request, contact us using the details below. We will confirm your identity before acting on a request and respond within 45 days. We will never treat you differently for exercising these rights.

This website is not directed at children under 13, and we do not knowingly collect information from them.

Changes to this policy

If we change how we handle your information, we will update this page and the effective date at the top. We will not apply a material change to information we already hold without telling you first.
