Fees we do charge

Every fee below is paid by the tenant or applicant, never by you.

Application fees

Pulling credit, running background checks, and fraud-evaluation tools all cost money. We charge the applicant exactly what we're charged, with no markup, keeping the barrier to apply as low as possible.

Renters insurance

We encourage tenants to carry their own renters insurance. If they don't, we enforce a landlord policy that covers the owner and the property manager. It costs a little over $10 per month and is added to the tenant's ledger. No markup, no profit.

Payment processing

There is a small fee incurred for online payments. This fee is passed along to the tenant at cost.

Late fees

A late payment triggers extra correspondence, a trip to the property to post a formal notice, and additional bookkeeping. Late fees offset some of that cost and add an extra incentive to pay rent on time.

NSF fees

If a tenant bounces a payment, we incur a cost. We pass that cost along to them.

Lease change fees

Redrafting a lease mid-term, often for a roommate change, is real work. The tenant requesting the change pays for it, not the owner.

What we don't charge

No maintenance markups

When a repair costs $400, you pay $400. Many managers add 10–20% on top of every vendor invoice. We never do.

No junk fees

No setup fees, no technology fees, no inspection fees, no surprise line items, for owners or for tenants.

No markups on tenant services

No "resident benefits packages," and no profit taken on application fees, payment processing, or forced renters-insurance policies. Money coming from your tenants should be rent, not fee revenue for the manager.

How much does property management cost in San Diego with Recob Real Estate Services?

Recob Real Estate Services charges 7% of monthly rent collected for single-family homes and condos, and 6% of monthly rent collected for multi-family properties. Leasing to a new tenant costs 25% of the first month's rent, and a tenant renewing for a year is a $300 flat fee. There are no monthly minimums, no maintenance markups, and no junk fees.

What do you charge to manage deed-restricted or affordable housing?

The same as regular multi-family: 6% of monthly rent collected, with the same leasing and renewal fees. Income certifications, rent-limit tracking, and city compliance are part of the service, not extra line items.

Is there a monthly minimum fee?

No. The management fee is a straight percentage of rent collected (7% for single-family, 6% for multi-family) with no monthly minimum, regardless of rent amount.

Do you only charge when rent is actually collected?

Yes. Management fees are a percentage of rent collected, not rent due. If a unit is vacant or rent is not collected, you are not charged a management fee.

What does commercial property management cost?

Commercial management is quoted per property. Contact the broker for a quote of your office or retail property.

Do you mark up maintenance and repairs?

No. You pay the actual vendor invoice with no markup, and owners can view the actual invoices for every bill paid, in real time, in their owner portal. Many property managers add 10–20% to every repair bill; Recob never does.

What fees do tenants and applicants pay?

Tenants and applicants pay a small set of at-cost or cause-based fees, never the owner: application fees (passed through at exactly what screening costs, with no markup), renters insurance (a little over $10 per month for a landlord policy only if the tenant doesn't carry their own, with no markup or profit), payment processing fees for online payments (passed along at cost), late fees, NSF fees for bounced payments, and lease change fees when a tenant requests a mid-term change such as a roommate swap.

Do you charge tenants a resident benefits package or mark up tenant services?

No. Recob does not charge tenants a monthly "resident benefits package" and takes no markup on tenant services: application fees, payment processing, and renters insurance are never a profit center. Keeping tenant costs honest keeps rents competitive and units filled, which protects the owner's bottom line.
